Licensed inner-west plumbers who know that in a Victorian house the drainage was added long after the walls went up, and never planned. We film before we dig, because guessing where these pipes run is how people end up paying twice.

Three in the morning or three weeks from now, it is the same licensed crew, the same figure agreed beforehand, and a lifetime workmanship warranty covering all of it.
Burst pipes, split flexi hoses and sewage backing up. In a house this old the water finds cavities nobody knew existed, so speed matters more than usual. On call 24 hours.
Emergency call-outsGas, electric, heat pump and solar, repaired or replaced. In a heritage house the question is often where a modern unit can legally and physically go, not which brand you prefer.
Hot water repairsCooktops, heaters and gas lines connected, tested and certified on the spot, with a Certificate of Compliance handed over on every gas job without being asked for it.
Licensed gas fittingHidden leaks traced with acoustic and pressure equipment. In a house that has been added to for a century, the failure is almost always at a junction between two eras of pipework.
Burst pipes & leak repairsToilets, vanities and tapware fitted in one visit, working around original rough-ins that were put in when the plumbing was retrofitted rather than designed.
Book a fit-offBlocked or slow? We put a camera down before we form an opinion, because in these houses the drain rarely goes where anyone assumes it goes. Start with our guide to what to try on a blocked toilet.
Drain clearingPrinting a figure is apparently rare for a plumbing website. These are entry-level Sydney numbers for 2026, here so any quote you are handed has something to be judged against. That is the overview: the cost of getting a van to you, and what the trade charges by the hour. Figures for particular jobs are set out on each of the service pages.
Nil if the job comes through this website. Any other route and a standard Sydney attendance charge applies, toward the higher end of that band.
The daylight-hours rate across Sydney, and what sits underneath most quotes you will be shown. It is not how we bill, for the reason immediately below.
What the market loads on after dark, at weekends and on holidays. We load nothing. The agreed job figure is what appears on the invoice.
Making a burst safe, clearing a drain, isolating a gas fault. One number, known in advance of the work rather than tallied afterwards.
Put in writing and agreed before anything is opened up. Find something unexpected and you approve a revised number before we carry on.
Two of the four belong to the market rather than to us, and they are shown deliberately. On a house where nobody knows where the pipes go, an hourly rate transfers the entire risk of the unknown onto the person who understands it least. Pricing the job instead of the hour is what stops an unknown drainage layout becoming your financial problem. We take the risk on what is under the house, because we are the ones who can look. Where you already know what you need, the real figures live on the blocked drains, pipe relining, burst pipes and leaks, hot water and gas fitting pages.
Anyone can call themselves a plumber. A licensed one carries a NSW licence number, real insurance, and the legal accountability that comes with both, so when a gas job is certified or a repair signed off, it actually means something.
Every plumber here is NSW licensed and fully insured, and works these older inner-west houses constantly. Work is completed to the Australian Standards and warranted for life in writing.

Been quoted to excavate on a guess? In a Victorian house that guess is worth very little. Twenty minutes with a camera costs a fraction of digging in the wrong place. Meet the crew behind every Burwood callout.

Burwood's grand houses are older than Sydney's sewerage. By 1889 the sewer network reached around 25,000 properties across the inner city and spread outward from there, while The Priory on Burwood Road went up in 1877 and Gayton in 1888. These homes were built with a cesspit in the yard and had drainage threaded into them afterwards. From the Burwood River flats to the ridgelines of Mortlake and Rhodes, a licensed local plumber is only minutes away, same-day and 24/7 for genuine emergencies.

In a house of this age water travels through cavities nobody has ever seen. The sooner it is stopped the less of it there is to find later.

Still have a question?
The Sydney range is $100 to $150 an hour. On a house where the drainage layout is genuinely unknown, an hourly rate means you carry the cost of every wrong guess. We price the whole piece of work, so the unknown is our problem to manage rather than your bill to absorb.
For a genuine emergency we aim to be with you inside the hour across Burwood and the inner west, any hour of any day, including public holidays.
Whatever we would charge to attend, after hours included, is said on the phone before we set off and written on the quote. Booked through this site there is no attendance fee at all.
NSW Licence 368473C, and Fair Trading will confirm it in about a minute. Working without one is illegal in this state and quietly voids your home insurance, so it is a fair question to put to any trade. Ours is on every quote we send.
Sydney's water is soft, so limescale is rarely what ends a unit here. It is normally the sacrificial anode being used up or an element failing, and on a system that is not old both of those are parts rather than grounds for replacing a tank.
Because in a Victorian house nobody knows where the drainage goes, including us, until we look. These homes were built before the sewer reached them, so they had a cesspit in the yard and the pipework was added years later, threaded around a building that was already finished. It runs where it could, not where it should. Then a bathroom was added in the 1920s, another in the 1960s, an extension in the 1990s, each tied into whatever was there. There is no plan of any of it. A plumber who quotes confidently on where your drain runs, without putting a camera down, is guessing with your money.
Constantly, and Burwood has more of it than most. The council maintains four residential conservation areas, Burwood Old Town, Croydon Village, Croydon Park and Burwood Heights, and is strict on tree preservation under its LEP and DCP. The Appian Way is state heritage-listed and considered one of the finest Federation streets in the country. Practically, that means excavation in a listed street is not something anyone should be casual about, and it is another reason to know exactly where the fault is before opening anything.
It changes the shape of the job rather than the nature of it. Heritage-area blocks here run from a quarter to three-quarters of an acre and are often irregular, so a run from the house to the boundary can be both long and indirect. The indirect part matters more than the long part: because the drainage was retrofitted, it frequently doubles back or skirts the building rather than taking the obvious line. That is why locating it properly saves real money on a block this size.
The whole Burwood LGA and every suburb around it: Burwood Heights, North Strathfield, Homebush, Homebush West, Flemington, Lidcombe, Mortlake, Regents Park and more.
Hot water brings in more calls than anything else, and these are the makes behind them. In an older house the harder question is usually where a modern unit is allowed to sit, which we work out before recommending anything. Repairing and replacing hot water systems is most of what we do here, and we are straight about what each job costs and the age at which a unit stops being worth fixing.

We service and replace these systems as an independent licensed plumber. We are not an agent for, or endorsed by, any of these manufacturers.
Send us the details and a licensed plumber calls back, generally inside a few minutes during the working day.
